Chinese Drywall Inspection
Drywall was
imported from China during the real estate boom from 2004 - 2008. The
defective drywall arrived at nearly two dozen ports around the country
with seven of them in Florida, and the others include New York, Texas,
New Orleans and California. Usually drywall comes from within the U.S.,
however due to a shortage during the construction boom, many builders
imported drywall from China. Knauf Plasterboard
Tianjin Co. Ltd. of China, a subsidiary of German-based manufacturer Knauf, manufactured the drywall.
There is evidence
that the off gassing of Hydrogen Sulfide from the Chinese drywall causes
corrosion of metal building products and copper components in home
appliances. There are varying degrees of toxic compounds depending on the
manufacturer.
Homes may contain
different amounts of drywall. The drywall could have been used in the
whole house or just one room.
Signs your home
may have the defective Chinese drywall:
- Unpleasant odor emitting
from walls resembling burned matches
- Wiring that has corroded
and/or turned black
- Piping that has turned
black or needs replacing
- Silver jewelry that has
turned black
- Air-conditioning system
components that needs replacing
- Electrical problems
- Respiratory discomfort
and other problems
- Eye irritations, nose
bleeds and headaches
Our inspectors
check for the physical evidence that the contaminated drywall is in the
home and a report with pictures is provided.
They will check the
following:
- All outlets in every room
- A/C Coil
- Plumbing Fixtures
- Mirrors
- Name of drywall (if
possible)
- Odor (may not always be
present)
Procedure for
Homebuyers:
- The inspector will check for
the possibility of Chinese drywall when the inspection begins.
- If no evidence is
detected, a complete home inspection is performed.
- If evidence of the
Chinese drywall is identified at the beginning of the home
inspection:
1. The inspector will communicate to realtor
and homebuyer that they evidence has been found.
2. The homebuyer will decide to proceed with
a complete home inspection or to cancel this inspection.
3. If the homebuyer cancels the complete home
inspection, the inspection will then become a “Chinese Drywall”
Inspection and the inspection cost is reduced to $195.00 for single
family homes.
4. A report with pictures is provided to the
homebuyer as evidence and documentation.
